MW (Waterfront Mixed Use, Sec. 23-103; not marine-only) requires a mix of at least two of four categories on a site: light industry (max 30%), water-related marina/water-dependent uses (max 50%), commercial (5-50%) and residential (min 20%, max 15 du/acre). Permitted uses span single-family through multifamily housing, retail, services, restaurants, hotels, theaters, churches, marinas/boat sales, light industry and public uses; service stations/vehicle repair and planned mixed-use development are special exceptions.

If your business is on the by-right list, you can occupy a space in this district and open — no zoning hearing. Building permits and licensing still apply, but the use itself is already allowed.
Special-approval uses can work here too, but they go through a public review before opening. Plan for extra time and possible conditions — we'll tell you which path a space needs.
