BKM Capital Partners and Kayne Anderson Real Estate have acquired Stirling Landing, a seven-building, roughly 210,000-square-foot industrial campus on Stirling Road near Fort Lauderdale-Hollywood International Airport, for a reported $57 million, about $271 per square foot. The seller was Link Logistics, according to Traded and Bisnow, with Rick Brugge of Cushman & Wakefield representing the seller. BKM announced the purchase on October 1. It is the firm’s second Broward acquisition in a month, after a $14 million small-bay purchase in Fort Lauderdale in September.
The campus, formerly known as Lakeview Center, was built between 1985 and 1987 and has 18 units with 20-foot clear heights and dock-high loading. It was 97% leased at purchase, with a weighted average remaining lease term of 3.9 years, to logistics operators, marine businesses, contractors and companies serving the region’s trade and tourism economy. Access to I-95, I-595 and the Turnpike is direct.
The business plan is a capital refresh: HVAC replacements, roof work, exterior painting, parking upgrades, new signage and wayfinding, landscaping and the renovation of a vacant unit. Brett Turner of BKM put the thesis plainly: “You could not build this park today.”
Small-bay industrial in South Florida is a shrinking product. Land is scarce and expensive, new construction favors large distribution buildings, and older multi-tenant parks near the core are being lost to redevelopment. BKM cites Cushman & Wakefield’s second-quarter figures showing Broward vacancy at 5.4% and Central Broward at 3.9%, with no new construction in the submarket. In that environment, a fully leased campus with short remaining terms is an opportunity to bring rents up to market as leases roll.
That same math has a flip side. Short remaining terms mean many tenants will be renewing soon, likely at higher rents and in renovated space. A price near $271 per square foot reflects that upside, and it should not be applied directly to modern high-clear distribution buildings, which compete in a different market.
If you are a tenant at a campus that has just changed hands, expect renewal conversations to reflect the new owner’s plans. Start early, understand what improvements are coming and negotiate total occupancy cost, not just base rent. If you own an older multi-tenant industrial property in Broward, institutional buyers are actively seeking exactly this kind of asset. Know your rent roll, lease expirations and capital needs before you decide whether to sell, refinance or reposition. If you are an investor, the competition for these campuses is real, and underwriting tenant retention matters as much as rent growth.
