A genuine advantage, best measured directly

The county’s published cost advantage and fee structure reflect a real alternative to the increasingly expensive coastal markets, where industrial asking rents now run above $17/SF in Broward and Miami-Dade. Eliminating impact fees alone can change the economics of a build-to-suit or expansion meaningfully.

Sebring Regional Airport and its surrounding industrial area anchor the local base, drawing aviation, specialty manufacturing, motorsports, building materials and regional distribution, a mix that says a lot about which operations thrive here.

What an average cost figure does and doesn’t tell you

A county-wide percentage describes a market broadly. It does not describe your facility, your power requirements, your labor needs or your transportation profile. A business with heavy power demands or a workforce concentrated on the coast might see a very different real-world result than the headline figure suggests, in either direction.

Transportation cost is usually the swing factor. Moving inland can reduce occupancy cost while increasing delivery miles, and whether that trade works depends entirely on where your customers are. Labor is the other variable worth checking: the county draws on a regional workforce of roughly 125,000 with more than 22,000 students in the pipeline within an hour, which is ample for many operations and thin for a few.

What this means for you

If you are currently paying coastal rates for space you do not need to be on the coast for, the comparison worth running is your actual all-in occupancy cost today, rent, taxes, insurance, utilities, transportation and labor, against a realistic Highlands County equivalent. That is a very different exercise from citing a promoted percentage.

For the right operation, particularly one needing land, yard or expansion room, the savings can be substantial and durable. For the wrong one, the move costs more than it saves. Which of those applies is a question worth answering with real numbers first.
