Construction at Citadel’s planned headquarters at 1201 Brickell Bay Drive was halted under a stop-work order after an 85-foot drilling rig collapsed onto Brickell Bay Drive on September 14, striking three vehicles and sending four people to the hospital with minor injuries. Traded reports that Miami-Dade County’s Department of Regulatory and Economic Resources required a safety plan before work can resume, and OSHA is investigating. The incident occurred during deep soil-mixing work as the project was moving from foundations toward vertical construction.
Citadel and Related Companies are developing a roughly 1.7 million-square-foot office tower designed by Foster + Partners, plus a 300-unit residential building and a 1,420-space garage. Citadel and Citadel Securities plan to occupy about 561,000 square feet, roughly a third of the tower, leaving more than a million square feet for other tenants. Ken Griffin bought the original 2.5-acre site for about $363 million in 2022, and the projected construction cost has risen from roughly $1 billion to about $2.5 billion, which Griffin himself attributed to construction inflation.
Large office and mixed-use projects in South Florida carry real execution risk: deep foundations in difficult soils near the water, rising costs and long timelines. Every delay pushes new supply further out. For a market where tenants are competing for the best space, a large tower arriving later than planned keeps conditions tighter for longer. For tenants hoping to move into new construction, it is a reminder that delivery dates are estimates.
The scale is easier to see against the market. Cushman & Wakefield counts about 395,000 square feet of office space under construction across Miami-Dade in the second quarter, in a market of nearly 40 million square feet, so a single 1.7 million-square-foot tower would be several times the county’s entire current pipeline. Countywide office vacancy was 14.6%, but Brickell, where the tower is rising, ran tighter at 13.1%, with average asking rents near $91 per square foot across all classes and almost $110 for Class A.
If you are a tenant planning around a new building, keep a fallback option and build delivery risk into your lease negotiations. If you own existing quality space, delays in new supply extend your competitive window. Use it to renew good tenants. If you are planning construction, budget contingency for soil conditions, cost escalation and inspections.
