Anchor Health Properties has completed a 100,000-square-foot, three-story rehabilitation hospital at 6201 Sunset Drive in South Miami, jointly operated by Baptist Health South Florida and Lifepoint Rehabilitation, with 62 private beds and capacity for more than 1,200 patients a year. Across town in Miami’s Health District, DFRE has started construction on The Triangle, a $35 million, 112-unit building of workforce studios near Jackson Memorial Hospital. Traded covered both projects. Together they show how healthcare is shaping real estate demand in Miami-Dade.
The rehabilitation hospital sits next to Baptist Health South Miami Hospital, keeping intensive rehab close to acute care for patients recovering from strokes, orthopedic injuries and neurological conditions. Anchor Health handled financing, planning, design and construction oversight, and the campus includes a 179-space garage. The Triangle, on a 0.7-acre parcel at 1750 NW 15th Street Road, will offer 450-square-foot studios restricted to households earning up to 120% of area median income under Florida’s Live Local Act, aimed at the nurses, technicians and staff who work in the Health District. It is expected to be complete in early 2028.
Healthcare employment is large and steady, and it generates demand well beyond hospitals: medical office buildings, outpatient clinics, physical therapy, imaging, laboratories and the supply chain behind them. Medical supply distributors, pharmacy logistics, equipment servicing, linen and laundry operations and specialized couriers all need industrial and flex space, often temperature-controlled and close to hospital campuses. In Miami-Dade, flex and office-service space was 1.9% vacant in the second quarter, according to Cushman & Wakefield, so healthcare-related users are competing for scarce buildings.
If you own flex or small industrial space near a hospital campus, healthcare services and medical logistics are a stable, credit-worthy tenant pool. Features like backup power, climate control and secure loading add value. If you run a healthcare-related business, start your space search early. If you are an investor, healthcare-adjacent real estate tends to hold demand through economic cycles.
