Walmart just leased an entire newly built warehouse in Medley, and a 14-property Doral portfolio traded at nearly $300 per square foot, two deals that together confirm infill Miami-Dade industrial is trading at a real premium to the rest of the market. One is a demand signal and one is a pricing signal, and they point the same way.

Walmart takes a full building in Medley

Walmart signed a 16-year lease for the entire 130,150-SF building at a newly completed Seagis Property Group warehouse at 10900 NW 138th Street. The building offers 40-foot clear height, 46 dock-high doors and immediate Turnpike and Okeechobee Road access, modern specification in a location that is genuinely difficult to replicate.

A 16-year term is the detail worth noting. Commitments that long are a statement about the location’s durability, not just a space requirement, and they signal that major occupiers still see Medley as core to their South Florida distribution strategy. Walmart joins a run of large credit tenants absorbing newly delivered Class A product here, alongside Ryder’s roughly 409,000-SF commitment and recent aerospace leases.

The Doral portfolio trade

Midtown Capital Partners paid $86 million, or roughly $296 per square foot, for a 14-property, 300,000-SF industrial portfolio concentrated along the NW 54th/56th Street and NW 79th/82nd Avenue corridors. That price reflects strong demand for smaller, well-located infill buildings, not just large modern boxes.

Fourteen properties averaging just over 21,000 SF each is a very different asset from a single large warehouse, and it is being priced at a premium anyway. Scarcity of this product type in the Airport/Doral corridor is doing the work.
