Edge House Miami, a 57-story, 608-unit condominium under construction in Edgewater, is adding 100 private offices of about 100 square feet each, available to buyers of select two- and three-bedroom residences priced from $1.2 million. The furnished offices come with access to conference rooms, reception services, coworking space and a podcast studio, and owners can rent the residence and the office separately or together. Traded reported the program in September, citing a 2026 Homes.com survey in which 74% of new-construction buyers said a home office was important and 64% said they work remotely at least one day a week.
Developer Grupo T&C framed the offices as a way to separate home and work without leaving the building. The broader point is that demand for small, private, flexible workspace has outrun supply. Freelancers, consultants, small professional firms and remote employees want a door that closes, close to home, on flexible terms. Most of the office market is not built in 100 or 1,000-square-foot increments.
The broader office market shows the same pattern. Miami-Dade office vacancy was 14.6% in the second quarter, according to Cushman & Wakefield, but much of that vacancy sits in larger, older floors that do not suit small users, while small suites in well-located buildings lease quickly.
The same shortage runs through the industrial side of the market. Miami-Dade’s office-service and flex space, the small bays with a front office and a roll-up door that house contractors, distributors, small manufacturers and e-commerce sellers, was just 1.9% vacant in the second quarter, according to Cushman & Wakefield. Very little of it has been built in decades, because new construction economics favor large buildings.
If you own small office, flex or small-bay industrial space, you hold one of the scarcest products in Miami-Dade. Divisible layouts, flexible terms and good management will keep it full at strong rents. If you own a larger building, subdividing part of it into smaller suites may raise both occupancy and income. If you are a small business looking for space, move quickly when the right unit appears, because it rarely lasts.
AXCESS Commercial works with owners of small office and flex buildings across Miami-Dade, leasing space, listing properties for sale and managing multi-tenant properties.
