Methodology

Where the numbers come from. AXCESS Commercial maintains its own database of industrial, flex, office and retail property across Southeast Coastal Florida and re-checks the market continuously; a listing is dated by the check that found it gone, so activity can cluster on sweep dates. Leasing and sales are counted separately and never averaged together — a listing is a sale when it is marketed for sale, or when it quotes a price rather than a rent. A property counts as traded here when it is sold or withdrawn from the market; most are real transactions, some are owners pulling or re-listing, which is why we do not call them closings. Prices are asking prices at the time the listing came off the market, not recorded sale prices, and only the listings that publish a price are in those averages. Days on market run from the listing's published date on market (or the day we first recorded it, if earlier) to the day it came off the market, or to today for properties still available. Market velocity is SF that cleared in the window divided by SF listed today; months of supply is SF listed today divided by the window's monthly pace.
