Three readings that say whether this is an owner's or a buyer's market right now. The black tick on each dial marks the previous 90-day period.
Market velocity
1%
1% of the square footage listed today was absorbed in the last 90 days — the prior period cleared 5%.
Months of supply
299
At the current pace, today's inventory would take about 299 months to clear. Under 12 favours landlords; over 24 favours tenants.
Asking-rate spread
93%
Spaces that left the market were asking 93% of today's average listed rent ($26.67/SF/yr). Under 100% means the cheaper space is moving first.
Square footage that came off the lease market each month, with a three-month trend line. Activity is dated by the market check that found the space gone, so months can cluster around sweeps.

Where the numbers come from. AXCESS Commercial maintains its own database of industrial, flex, office and retail property across Southeast Coastal Florida and re-checks the market continuously; a listing is dated by the check that found it gone, so activity can cluster on sweep dates. Leasing and sales are counted separately and never averaged together — a listing is a sale when it is marketed for sale, or when it quotes a price rather than a rent. A space counts as leased here when it is withdrawn from the lease market; most are real transactions, some are owners pulling or re-listing, which is why we do not call them closings. Rents are asking rents at the time the listing came off the market, not achieved rents, and only the listings that publish a rate are in those averages. Days on market run from the listing's published date on market (or the day we first recorded it, if earlier) to the day it came off the market, or to today for spaces still available. Market velocity is SF that cleared in the window divided by SF listed today; months of supply is SF listed today divided by the window's monthly pace. Figures are aggregates; no individual listing is identified. Not an offer, appraisal or investment advice.
